Utah Home Sales and Prices Continue to Rise
Utah’s housing market has shown increased strength this fall.  According to information released by the Utah Association of Realtors, sales in October increased nearly 12 percent over last year.  The median sales price was up more than 5 percent.

Utah was named the 4th best run state in America according to a survey of the Worst and Best Run states. The survey was based on each state’s budgets, unemployment rates, and median household incomes.

Confidence in the nation’s housing market among homebuilders rose this month to a six and a half year high. 
The rise was motivated by the strong demand for recently built homes and mounting optimism that the housing recovery will continue to grow in the next year.

62% of the country’s 212 largest markets are seeing foreclosure activity shrink during 2012. The decline is yet another sign that the housing market is starting to stabilize and smooth out.

Utah continues to see healthy growth in manufacturing as output reached the highest level in seven months in September. This is an encouraging sign which shows local manufacturers have increased confidence in the economy.

Utah’s Jobless Rate is Still One of the Lowest in the Nation
Utah’s economy continues to outperform most other states.  Our jobless rate, currently 5.4%, is well below the national rate of 7.8% and is the eighth lowest rate in the country.  We live in a great place to do business.

Utah already has one of the best unemployment rates in the country, and according to the Bureau or Labor Statistics, it just got better, dropping from 6.2 percent in July down to 5.6 percent in August.

The National Association of Realtors said that their Pending Home Sales Index, based on contracts signed all over the country in July, rose 2.4 % to 101.7. That increase was the highest point seen since April of 2010. Good news for the housing market so far!



Both Utah State and BYU won their perspective games last week. GO BYU! GO Utah!

Those of us who reside here know that Utah is a great place to live and do business.  Forbes magazine agrees.  In a recent article announcing the best places to live in America, Ogden ranks 2nd on the list, and Provo-Orem follows next in 3rd place.  The criteria included the unemployment rate, crime rate, and cost of living.  Personally, I’d also include the gorgeous mountain scenery and fantastic recreational opportunities.

“The American Dream is clearly on the mend…” said Earl Lee, president of Prudential Real Estate. A recent yearly survey taken by Brookfield Real Estate and Relocation Affiliates, Inc, showed that Americans have become gradually more confident in homeownership. 69% of people surveyed believe that Real Estate is a good investment, 72% expressed confidence that the real estate market will continue to improve in the next two years, and 64% have a very positive view of the United States housing market.

In a recent study, Provo was ranked the Number 1 place for business and careers in America.  Ogden ranked Number 6.  The study focused on job metrics, costs, income growth, quality of life, education, and more.  It is further confirmation that Utah is a great place to live and work.

In 2011, Utah’s exporting industry grew from $13.8 billion in 2010 to $19 billion in 2011, placing Utah as the 2nd leading state nationwide in total export growth. Utah’s foremost exports are: gold and silver and other precious metals, computer memory, various food preparations, molybdenum, aircraft engines, and safety airbags.

Utah ranked as number 4 of the top Friendliest States for small businesses, among other high ranking states like Idaho, Texas, and Oklahoma. Utah is viewed as supportive for businesses, third easiest state for starting a business, and the third most optimistic state about its economy.

There is good news in the housing market!  The Commerce Department reported that new home sales increased 28 percent from March to April in the Midwest and West.  The median price of new homes increased to $235,700. Nationally, sales of existing homes also rose to nearly a two year high.  Here in Utah, there are definite signs of an improving housing market.  Many agents are reporting multiple offers on well-priced homes, and there are signs that prices may have bottomed out.

According to the Pending Home Sales Index, an indicator of contract signings, this March the number of homes under contract increased 12.8% from March of 2011. This rise in contract signings is a terrific estimate that 2012 will be a year of recovery for the real estate market.

Four companies all based in Utah have been approved for incentives by the Governor’s Office of Economic Development. The companies are planning to bring a total of 1,133 new jobs over the next 20 years. The four companies are Xactware Solutions, Peterbilt of Utah, Schiff Nutrition International Inc, and finally FLSmidth.
